Rentall of real estate is a delicate proffession and takes years of experians.

Over the years we have learned that negotiation in real estate takes knowlegde, a clear view of the market and aspecially a lot of time because many aspects must be studied. 

Trough experience we have learned that proffessional management is needed to achieve a maximum of profit.

Matters as loss of rent, empty premises, negative housing and lack in maintenance are to be excluded.

The basic principle of negotiation

The moment that one of your premises becomes vacant you can contact us by phone or through the internet. It is wise to do this as soon as possible to avoid a loss of rent due to the organisation of a viewing-day. 

After a close description of the premises and a characterization of the renter we shall make an apointment for a viewing-day.

On this day we shall contact you to discuss the candidates whith you. The procedure is that every 15 minutes or more we plan a viewing. And it is important that all candidates view the premises. It is wise not to discust you decision with a(the) candidate(s).

After the session it is up to you to decide who is to be come your new renter.

Try to make more choices because if your first choice has no interest we can always contact your second choice.

Candidates who lack the viewing session without notice are imediately unsubscribed by WBA-Wonen.

The candidates contact us before 10.30 a.m. the next day to express their decision.

We then contact you to for your choice, and call the new renter to give him/her the news and afterwords phone the other candidates to tell them your decision.

As a service to you WBA  makes rental-contracts without any charge.

This contract is approved by the Dutch rental-board or if you wish you can make your own contract.

All your availible rooms or houses that you offer will automaticly be put on our internetsite www.wba.nl

Obviously this negotiation is without any cost.

Estimation of the legal rental price

It is important that you don’t charge to much but neither to little rent for your premises. WBA  can assist you to estimate the exact rent for your premises.

We then make a overall picture of the availible premises and calculate the maximum rental price. 

Organisation of viewing days

To assure that the negotiation is efficient and as quick as possible, you can request a preselection with references of the candidates.

You also have the possibility to let WBA orginize the viewing session for you.

It is at your advantage that the complete preselection is done by us. We obviously maintain the profile of the candidates that you have instructed. WBA will organise and be present at the viewing and select a proper candidate.

When we have selected the ideal candidate that matches your demand we invite you and the candidate to come to our office for a meeting.

If you wish you can still cancel the process. But if you agree we proceed by signing the contract. 

This is another service offered to you by WBA and is free off charge.
